What is in it
- Cover — the site, the rating in its colour, and GDV, total cost, land and profit.
- The scheme — the plan drawing, every quantity measured off it, and the house mix.
- Appraisal — the full revenue and cost schedule, line by line.
- Assumptions, sensitivity & sources — every rate used, the ±5% sensitivity, the rating bands and the limitations.
The CSV
Every quantity and line item as a spreadsheet, for your own model.
What this is not. It is an indicative feasibility screen — not a valuation, not a viability assessment for submission to a planning authority, and not a substitute for advice from a RICS valuer, a quantity surveyor or a local agent. Use it to sort opportunities and stress-test assumptions, not to decide what to bid.
